Smartworks Coworking Spaces has announced a significant expansion of its operational capacity with the addition of 4,92,661 square feet in Bengaluru. This development is part of the company’s ongoing strategy to enhance its business growth and operational footprint.
According to the details provided, the existing leased capacity of Smartworks stands at 13.7 million square feet, with an operational capacity of 10.1 million square feet. The current utilisation rate of this operational capacity is 82% as of 31st March 2026.
The proposed capacity addition is expected to be completed within May 2026. The investment required for this expansion is approximately ₹70 crore, which will be financed through internal accruals or issue proceeds.
This strategic move is aimed at supporting the company’s growth ambitions and expanding its presence in the coworking space market. By increasing its operational capacity, Smartworks aims to cater to the rising demand for flexible office spaces in Bengaluru, a key market for the coworking industry.
