Eternal Ltd, the parent company of Zomato, has leased nearly 1.5 lakh sq ft of office space in Bengaluru’s Bilekahalli area for a total rental outflow of around ₹200 crore over a period of almost 10 years, according to property registration documents accessed by Propstack.
The office space is located at the Vaishnavi BVS Senate building on Bannerghatta Road and spans across the 7th, 8th, and 9th floors of the commercial tower. The property has been leased from Vaishnavi Infrastructure Pvt Ltd.
As per the documents, the total chargeable area leased by Eternal Ltd stands at 149,700 sq ft, while the carpet area is approximately 122,710 sq ft.
Under the lease agreement, Eternal Ltd will pay a monthly rental of nearly ₹1.39 crore, which translates to a rental rate of around ₹93 per sq ft. The agreement has been signed for a tenure of 10 years, highlighting the company’s long-term expansion and operational plans in Bengaluru.
The lease deal also includes a security deposit of ₹8.35 crore. Additionally, the agreement specifies a 15% escalation in rentals every three years during the lease tenure.
While the official lease commencement date is January 5, 2026, the rental payments are expected to begin from July 2026, according to the registration documents.
The latest office leasing deal reflects continued demand for premium commercial office spaces in Bengaluru, which remains one of India’s largest technology and startup hubs. Eternal Ltd’s sizeable lease commitment also signals the company’s focus on strengthening its corporate presence in the city amid ongoing growth across its food delivery and quick commerce businesses.
