Godrej Properties Ltd. (GPL), one of India’s leading real estate developers, has announced the acquisition of a strategically located ~16-acre land parcel in Upper Kharadi, Pune. This marks the company’s second major land acquisition in the Kharadi–Wagholi micro-market this month, significantly strengthening its presence in the city’s rapidly growing eastern corridor.
The newly acquired land parcel will be developed into a premium residential and high-street retail project, with an estimated developable potential of ~2.5 million square feet. The project is expected to generate a revenue potential of approximately ₹3,100 crore, adding to the earlier acquisition’s projection and bringing the cumulative estimated revenue potential to ₹7,300 crore from both developments.
Located in Upper Kharadi, this land parcel sits at the heart of one of Pune’s most sought-after residential and commercial zones. The Kharadi–Wagholi belt is renowned for its rapid infrastructure development, seamless connectivity, and proximity to major IT hubs such as Viman Nagar, Magarpatta, and Hadapsar.
