Stock in Focus: Sobha reports 17.8% QoQ jump to Rs 1,388.6 crore in sales value in Q3 business update

Sobha Limited has announced its real estate operational update for the third quarter of FY25, showcasing robust performance driven by new project launches and strong market demand. The company recorded a total sales value of ₹1,388.6 crore, a 17.8% increase from ₹1,178.5 crore in Q2FY25. However, it marks a decline from ₹1,951.6 crore in Q3FY24.

Key Highlights:

Sales Performance:

• New Sales Area: 1.01 million square feet in Q3FY25, up from 0.93 million square feet in Q2FY25.
• Average Price Realization: ₹13,663 per square foot, showing an increase from ₹12,674 per square foot in the previous quarter.

Regional Insights:

• Bangalore: Dominated sales with a value of ₹1,001 crore, contributing 72.1% of the total sales. The launch of Sobha Ayana significantly bolstered performance, accounting for over 50% of Bangalore’s sales.
• Gurgaon: Improved performance with a sales value contribution of 10.3%.
• Pune: Witnessed notable traction with sales improving as Sobha Nesara approaches completion.

9-Month Performance:

• Total sales value stood at ₹4,440.8 crore, with a total sales area of 3.12 million square feet.
• The average realization improved by 31.3% YoY to ₹14,226 per square foot, driven by price hikes and premium project launches.

Key Projects and Launches:

• Sobha Ayana: Launched in Bangalore, offering a saleable area of 1.13 million square feet with 683 apartments. The project benefits from its prime location near the Outer Ring Road.

Shares of  Sobha previously closed 2.04% higher at ₹1,510.00 on NSE.
