The Brihanmumbai Municipal Corporation (BMC) has issued a commencement certificate (CC) to Sumit Pragati Ventures LLP for its upcoming development project in Vakola, Santacruz (East), Mumbai. The approval allows construction to begin up to the plinth slab level as per the sanctioned plans.

According to the municipal document, the certificate has been granted under Sections 44 & 69 of the Maharashtra Regional and Town Planning Act, 1966, following the developer’s application dated May 16, 2024. The permit covers development on C.T.S. No. 501B at Datta Mandir Road in Kolekalyan village, under the H/East Ward.

The commencement certificate, issued on October 30, 2025, will remain valid until October 29, 2026. It will require renewal after one year and can be extended for a maximum of three years. As per regulatory stipulations, the building cannot be occupied without a formal occupancy certificate.

The approval also reiterates key planning conditions, including development strictly as per sanctioned plans, compliance with setback regulations, and adherence to public-street dedication rules for land affected by road widening. The certificate can be revoked in case of deviation, non-compliance, or misrepresentation.

This clearance marks a key milestone for Sumit Pragati Ventures LLP as it pushes ahead with its redevelopment footprint in the western suburbs, with the Vakola project now moving into execution phase.
