Brigade Group join forces with Gruhas to drive PropTech and sustainability with Rs 300 crore Earth Fund

Brigade Group, one of India’s leading real estate developers, has partnered with Gruhas, the investment arm of Nikhil Kamath and Abhijeet Pai, to drive innovation in PropTech and sustainability. Together, they have launched the Earth Fund, India’s first real estate tech and sustainability-focused investment initiative under Zoiros Projects Private Limited. This SEBI-registered Category II Alternative Investment Fund (AIF) has a corpus of ₹200 crore, with an additional ₹100 crore green-shoe option, aiming to support high-growth startups transforming the built world.

The Earth Fund is spearheaded by industry leaders, including Nirupa Shankar, Joint MD of Brigade Enterprises, Abhijeet Pai and Nikhil Kamath, Co-Founders of Gruhas, and Mohan Parvatikar, Independent Director of Zoiros Projects. With deep expertise in real estate, venture capital, and entrepreneurship, the team is set to propel early-stage startups focused on PropTech, construction technology, and sustainability.

Targeting Pre-Series A and Series A startups, the fund will invest $1-2 million in ventures with proven product-market fit, looking to scale their solutions. Its portfolio will include 10-15 startups, with reserves for follow-on funding. The key focus areas include UrbanTech—covering property technology, construction solutions, and real estate asset utilization—and Sustainability, which encompasses climate tech, clean energy, smart mobility, and environmental solutions.

With Gruhas’ track record of investing in 50+ startups and Brigade REAP’s experience mentoring over 80 companies, the Earth Fund offers more than just capital. It provides strategic industry support, market access, go-to-market acceleration, and fundraising assistance, ensuring investee companies thrive in a competitive landscape.
