Ashiana Housing Ltd has announced the acquisition of a 28.55-acre land parcel in Vadgaon, Taluka Maval, Pune, marking a significant expansion of its development pipeline and reinforcing its focus on the fast-growing senior living housing segment.
In a regulatory filing dated April 9, 2026, the company said the land has been acquired on an outright purchase basis and will be developed into a senior living residential project. The proposed development is expected to have a saleable area of approximately 20 lakh square feet, with an estimated revenue potential of around ₹1,800 crore. The company noted that this is the largest land parcel it has acquired to date for such a project.
Ashiana Housing, a New Delhi-based real estate developer established in 1986, is known for its focus on mid-income housing, senior living communities, and kid-centric residential projects. Over the years, the company has carved a niche in community-driven housing developments, particularly in the senior living segment, which has seen rising demand due to India’s demographic shifts.
The company has a strong track record in residential real estate, having delivered over 55 projects and more than 30 million square feet of built-up area, along with over 18,000 homes across multiple cities including Delhi-NCR, Jaipur, Chennai, Pune, and Jamshedpur. It currently has several ongoing projects across key markets and continues to expand selectively through land acquisitions in high-potential locations.
The Pune acquisition aligns with Ashiana’s broader strategy to deepen its presence in senior living housing, a segment that has become a major growth driver for the company. With increasing urbanization and a growing elderly population seeking organized, community-based living solutions, developers like Ashiana are scaling up investments in this space.
The new project is expected to further strengthen Ashiana Housing’s footprint in western India while contributing meaningfully to its future revenue pipeline.
