Prestige Estates Projects Limited has taken a significant step to strengthen its presence in Chennai’s residential real estate market. Through Canopy Living LLP, a joint venture between Prestige Estates Projects Limited and Arihant Foundations & Housing Limited, the group has signed an Agreement to Sell for the purchase of a 16.381-acre land parcel located at Padi, Chennai.

The acquired land is strategically positioned close to Anna Nagar, one of the city’s most established and premium residential micro-markets. Anna Nagar is widely recognised for its strong social infrastructure, excellent road connectivity, proximity to employment hubs, and a mature residential ecosystem. These factors make the surrounding areas highly attractive for long-term residential and mixed-use developments.

Padi, which has steadily evolved from an industrial belt into a well-connected residential zone, benefits from seamless access to key arterial roads and public transport networks. Its proximity to Anna Nagar enhances its appeal among homebuyers seeking established neighbourhoods while offering potential for future value appreciation.

According to the company, the acquisition aligns with Prestige Group’s broader strategy of expanding in high-quality urban locations while adhering to a disciplined capital allocation approach.
