SAMHI Hotels Limited has announced a major addition to its Hyderabad portfolio through its wholly owned subsidiary, Barque Hotels Private Limited. On 27th August 2025, the company executed an Agreement to Lease (ATL) with Mrs. P. Pramoda, Mrs. P. Harika, and Aurean Eskar for a ~260-room mid-scale hotel that will be developed as part of a mixed-use project in the city’s Financial District.

As per the arrangement, the building will be developed by Aurean Eskar Homes LLP within a stipulated timeframe. Once construction is complete, SAMHI Hotels will take over to execute hotel fitouts and branding under its established development framework. The company has estimated the development cost for its scope of work to be in the range of ₹1,250 million to ₹1,430 million.

Importantly, the deal is structured as a long-term variable lease. This innovative structure ties the valuation of the underlying land directly to the operating performance of the hotel, giving SAMHI Hotels the opportunity to benefit from market upside while reducing fixed lease obligations.

The upcoming mid-scale hotel will complement SAMHI’s existing presence in the Financial District of Hyderabad, where the company already operates:

  • Sheraton Hyderabad (326 keys, including 42 keys under development, Upscale+ segment)

  • Fairfield by Marriott (232 keys, Upper Mid-Scale segment)

With this new addition, SAMHI will strengthen its positioning in one of India’s fastest growing hospitality markets. The diversification across upscale, upper mid-scale, and mid-scale categories enables the company to serve a broader customer base, improving portfolio resilience and enhancing risk-adjusted returns.
