New Consolidated Construction Company Limited (NCCCL), part of the Nisus Finance portfolio and one of India’s long-established engineering and construction firms, has secured a major construction contract from Lodha Developers Limited for its large-format residential township at Mandwa, Alibaug. The company has received a Letter of Award for the construction of Tower 1 along with associated non-tower ancillary structures at the Lodha Alibaug project.
The project marks the first residential tower within the sprawling 200+ acre Lodha Alibaug township and forms a key part of Phase 1 of the development. NCCCL’s role focuses on reinforced cement concrete (RCC) works, which constitute the core structural package of the high-rise tower. These works are considered among the most execution-intensive and time-critical components in large residential developments, underlining the strategic importance of the mandate.
Awarded through a competitive bidding process, the contract covers a total built-up area of approximately 7.26 lakh square feet and carries an estimated value of ₹112.5 crore, excluding GST. The tower configuration includes a G+3 podium structure topped by 35 residential floors, along with overhead tanks, lift machine rooms, and additional G+3 non-tower ancillary buildings within the complex.
Construction will be carried out using a monolithic RCC system with aluminium formwork, commonly known as Aluform. This construction methodology is widely used in high-rise residential projects due to its ability to deliver speed, uniform quality, and structural accuracy. NCCCL’s extensive experience with aluminium formwork systems across comparable large-scale developments is expected to support efficient execution and timely delivery of the project.
This Mandwa, Alibaug assignment represents NCCCL’s third collaboration with the Lodha Group. Previously, the company successfully completed a large residential project at Palava spanning nearly 13 lakh square feet across 11 towers, as well as a commercial building project in Thane. These repeat engagements reflect NCCCL’s established execution capabilities and trusted relationship with one of India’s leading real estate developers.
Construction activity at the Lodha Alibaug site is expected to commence around mid-January 2026, with an anticipated execution timeline of approximately 24 months.
