Antara Senior Living Limited, a wholly owned subsidiary of Max India Limited, has announced a major expansion of its senior-care footprint through a new partnership with Max Estates. As per a filing with the stock exchanges, Antara will exclusively manage the senior living residences and wellness amenities at Estate 361, an 18.23-acre forest-themed development along Gurugram’s Dwarka Expressway.

This marks the second collaboration between the two companies after the success of Estate 360, where all 292 senior-living residences were sold out within 11 months. The newly launched Estate 361 will feature 360 senior units along with a curated integrated wellness centre designed specifically for the needs of India’s ageing population.

Integrated wellness at the core

Antara highlighted that the project’s wellness centre will combine traditional and modern care — including primary healthcare, 24×7 nursing, specialist consultations, Ayurveda, naturopathy, acupuncture, UV therapy, and more — with the aim of providing proactive, preventive and personalised care for seniors.

Rajit Mehta, MD & CEO of Antara Senior Care, said the community is designed to help seniors “age with dignity, ease and joy”, emphasising the increasing need for purpose-built, clinically guided senior-living environments amid rising chronic illnesses and shrinking joint families.

Designed for active ageing

Estate 361 promises over 2.5 lakh sq ft of forest greens, water bodies, sensory pathways and more than 2 lakh sq ft of amenities — including sports facilities, hydrotherapy pools, senior-friendly gyms and curated resident-engagement programs. Homes are designed with accessibility features such as grab bars, anti-skid floors, wheelchair-friendly layouts, panic buttons and glare-free lighting.

Rising demand for senior living in India

India’s senior population is expected to nearly double from 147 million in 2024 to 350 million by 2050, with the 80+ age group growing at almost 280% as per UNFPA estimates. Combined with the decline of traditional caregiving structures, the country is witnessing strong demand for professionally managed senior-living ecosystems.

Leveraging the Max Group’s experience in healthcare, hospitality and real estate, Antara aims to scale its presence through integrated communities such as Estate 361 to meet this growing demographic need.
