Godrej Properties Ltd. (GPL), the real estate arm of the Godrej Group, has made a strong entry into the Hyderabad market with its maiden project—Godrej Madison Avenue—recording home sales worth over ₹1,000 crore. The Mumbai-headquartered developer sold more than 300 premium homes covering ~0.84 million sq. ft. within weeks of launching the project in January 2025.

Located in the upscale Kokapet area, Godrej Madison Avenue has attracted robust buyer interest, making it one of the most successful recent launches in Hyderabad’s residential real estate segment. The project is strategically situated along the well-developed Golden Mile Road, offering proximity to reputed schools, healthcare facilities, shopping hubs, and key business districts such as Gachibowli, HITEC City, and the Financial District. It also benefits from excellent connectivity to the Outer Ring Road.

Commenting on the milestone, Gaurav Pandey, MD & CEO of Godrej Properties, said, “We are thrilled with the response to our first project in Hyderabad. This success reiterates the huge growth opportunity available to Godrej Properties in Hyderabad and the strong demand for premium residential developments in Kokapet. This success also strengthens our commitment to expanding in Hyderabad where we will be launching a second project shortly.”

The achievement underscores Godrej Properties’ strategic focus on deepening its footprint in Southern India, particularly in high-growth urban markets like Hyderabad. The company’s entry into Kokapet aligns with its long-term growth strategy of tapping premium residential micro-markets across India.

Godrej Properties is already present in major metros including Mumbai, Bengaluru, Pune, and NCR, and has been expanding into newer geographies with a mix of luxury and mid-income housing projects. The Hyderabad launch success marks a pivotal moment in its growth journey and positions the company well to capitalize on the booming demand for premium real estate in one of India’s fastest-growing cities.
