Indian Hume Pipe Company (IHP) has finalised a major land sale agreement that has immediately drawn attention from investors and industry watchers. The company confirmed that it has entered into an Agreement for Sale with Ashoka Builders India Private Limited for its freehold land parcel located in the Azamabad Industrial Area in Hyderabad. This land, which spans a little over 18,311 square yards—equivalent to 15,310.80 square metres—has been valued at a total consideration of ₹173.96 crore. As part of the agreement, IHP has already received an advance payment of ₹100 crore from the buyer.
The land being sold has a long history. Indian Hume Pipe had held this parcel as leasehold property since 1931. In August 2023, the Telangana government introduced a policy allowing existing lessees to convert their leasehold industrial plots to freehold. Following this, the company secured freehold rights by paying conversion charges, including stamp duty and other statutory fees, amounting to ₹107.38 crore. With the freehold status in place, IHP proceeded with the sale process, culminating in this agreement with Ashoka Builders.
The company has clarified that this transaction is solely a sale of land and does not involve any business unit, division or subsidiary. It also does not fall under related-party dealings, as Ashoka Builders has no connection with IHP’s promoter group. Moreover, the land being sold does not meet the criteria of an “undertaking” under Section 180(1)(a) of the Companies Act, which means the deal doesn’t require compliance with Regulation 37A of the SEBI Listing Regulations.
The Agreement for Sale was executed on 27 November 2025, and the company will issue further updates once the final Sale Deed is registered and the transfer is completed. For now, the significant upfront payment strengthens IHP’s liquidity position, while the full deal value reflects strong demand for strategically located industrial land in Hyderabad
